Closing and Possession

When all contingencies have been satisfied, you will sign a pile of documents at closing.  The deed and mortgage will need to be recorded before you are entitled to move into your new home!

You will need to make arrangments with the pertinent utility companies several days before closing to have sevices transferred to your name effective the day of funding and recording.  I also recommend a final walk-through of the home a day or two before closing to confirm any negotiated repairs have been completed and to make sure the home is in the same previous condition as expected.

You will normally sign to close at a Title/Escrow company - as a neutral party, they will prepare documents, provide title insurance, receive & disburse funds and record documents.

When funding and recording occurs (usually the next business day after closing), you will receive the keys, are entitled to possession and can move into your new home!

Congratulations, you officially own your new home!
